I clearly can see now why that was one STUPID mistake. Thank goodness you never have made a mistake you regretted. At the time, some mistakes do NOT appear risky. I relied on a combination of the PEOPLE and the PROPERTY. It was the perfect storm - the people flaked out & the property values plummeted. I expected one of the two to flake.
