Daniel had no idea his VA certificate would become the keys to his family's dream home.

What started with calling me about renting to own ended with his very own keys to his family's new home.

No renting to own...he qualified for his very own mortgage: a 6.3% 30-year-fixed-rate mortgage with 3% down and seller paying his closing costs.

Daniel could not believe it was happening. He thought his 600 middle was too low.

As strange as this sounds, many people calling me also think they cannot get bank approved for a mortgage to buy a house.

They think their credit is horrible. They think they're get hammered on an interest rate, even if they can hear 'yes.' (though few people calling me automatically believe they can get financed).

For Daniel, he didn't have the credit issues he thought he had. Daniel took advantage of super-low interest rates...and prices (in Florida that is) 30-50% below prices just a couple years ago.

Daniesl is not putting down 20% and he's doesn't need 750 credit scores.

Last week, I met with a husband and wife in the Sarasota (FL) area who cannot afford their house payment. They fell behind 8 (that's EIGHT) months ago. They have not made a payment in 8 months.

They've been served by the sheriff (process server); they've received a ton of mail from the attorney for the mortgage lender; they've done nothing in the 8 months except worry and lose sleep.

They never answered their lender's phone calls or called the lender back. For all their lender knew, they had bailed from the house, leaving it wide open for vandals and elements to tear it up.

Every day, I talk with people who are scared and confused about (thought of) losing their homes and getting harassed by debt collectors. They don't know what to do, so they often do nothing...until some of them call me late in the process.

Please do not put this off or listen to your friend Betty who has a friend who's a realtor or a lawyer. Unless the realtor or attorney specializes in foreclosure defense, loan modification & short sales, you're jeordizing more than the loss of your home.
